Project Summary

The applicant is requesting to amend the comprehensive plan and zoning map designation from Commercial (General Commercial) and Mixed Use (MX) to Urban Medium Density Residential (OR-22) on two parcels (181200000, 986060812) totaling 26.7 acres.

Background

The proposed change from Commercial (GC) to Urban Medium Density Residential (OR-22) zoning would allow for medium density housing; the office component of OR-22 allows for professional office and medical/dental clinics. However, the OR-22 zone has no minimum requirement for either office or residential. The entire site could be developed entirely as residential or office.

The site is within the 179th St interchange area and future transportation improvements will affect the site. The site was boundary line adjusted to its current configuration to reflect a new minor arterial road segment (NE 15th Ave) that will run from the southeast corner of the property, where it intersects with NE 179th St., to the northwest corner of the property where it will intersect with NE 10th Ave. The existing intersection at NE 10th Ave and NE 179th St will be terminated and there will not be access from that intersection to the north to serve this property.
